Christmas & Permanent Light Installation in Farragut, TN

Seasonal displays and year-round architectural lighting for Farragut homes and Turkey Creek businesses.

Lighting built for Farragut rooflines

Farragut is the furthest southwest community in Knox County, and its housing shows it, largely newer, upscale, and arranged into planned subdivisions like Smith Farms, Rockwell Farms and Jefferson Park. Those houses tend to be tall: two storys, steep pitches, long unbroken rooflines that look excellent lit and are genuinely unpleasant to reach off a ladder. We measure the run from the ground, decide where the track or the clips actually go, and bring the right lift for the height. If your subdivision has rules about fixture color or placement, bring them to the consult and we design to them.

Permanent lighting fits Farragut particularly well. The homes are new enough that a track under the roofline reads as trim rather than an addition, and owners who entertain through the autumn want something they can run warm white for a Saturday game, color for Christmas, and off the rest of the year. Turkey Creek is the commercial half of the same market, retail frontage that needs a scheduled install and no interruption to trading hours.

What a Farragut install actually takes

Farragut houses are tall and wide. A two-story front elevation with a walkout at the back can put the rear roofline three stories off the ground, and the runs are long and unbroken rather than broken up into short sections. That combination is what decides the quote: linear footage sets the product, and access sets the labor. Side yards in the newer subdivisions are often narrow, so we check whether a lift can get down one before we promise a date.

The other half of Farragut is commercial. Turkey Creek is the biggest retail frontage in the metro, and a lit facade there is competing with the unit either side of it. That work gets scheduled early morning or midweek, never a December Saturday, and we can phase a long frontage across a few visits so nothing disrupts trading.

What we install

Christmas & Seasonal

Full-service holiday displays: design, commercial-grade lights, installation, in-season service, then takedown and storage.

JellyFish Permanent

Track-mounted permanent lighting tucked under the roofline. Millions of colors, app controlled, holiday or everyday.

Bosso Smart Lighting

A permanent lighting alternative with its own fixture and control system. We fit it to homes JellyFish does not suit.

Commercial & HOA

Storefronts, offices, common areas and entrances, scheduled installs that work around your business hours.

Christmas and seasonal light installation in Farragut

Seasonal lighting is a full service, not a box of lights from a shelf. We design the display around your roofline, install commercial-grade product cut to fit your house, and service it through the season if anything goes dark. After the holidays we take it down and store it until next year, so nothing lives in your garage and nothing gets crushed between seasons.

Booking order decides the calendar. Installs run in the order they are booked, so the earliest dates go to whoever called first. If you want the lights on before the first weekend of December, get on the list well before the season starts.

Permanent outdoor lighting in Farragut

Permanent lighting is a slim track fixed under the roofline that stays up all year and reads as trim from the street. Run warm white on an ordinary evening, color through December, orange and white for a Saturday in autumn, or switch it off entirely. It is all controlled from an app, so nobody climbs anything.

We install two systems. JellyFish is the one most people have heard of and we are an authorized dealer. Bosso is an alternative with its own fixture and control system that suits some rooflines better. We bring both to the consult and tell you which fits your house, including when that is the cheaper option.

Commercial and HOA lighting in Farragut

We light storefronts, offices, entrances and common areas as well as homes. Commercial work is scheduled around your trading hours so the install never costs you a business day, and a larger property can be phased across several visits.

If an HOA, a landlord or a historic district has rules about fixture color, brightness or where a track may sit, bring them to the consult and we design to them from the start rather than asking for an exception later.

Farragut questions we get asked

The back of our house is a walkout. Does that change the install?
Yes. A two-story front with a walkout behind it can put the rear roofline close to three stories off the ground, so the back of the house is its own access problem even though it's one continuous run. We measure both elevations at the consult. Linear footage sets the product and access sets the labor, and on a walkout those two numbers come from different parts of the house. It's also the thing people most often forget to mention when they call, because from inside the house it doesn't feel like a two-level problem.
Our side yard is narrow. Can you get a lift down it?
We check before we give you a date. If a lift can't get down one side, the rear elevation gets solved a different way and the schedule changes with it.
Why is our quote higher than our neighbor's when the houses look the same?
Because Farragut rooflines are long and unbroken, and length is most of the price. Two houses can share a builder and a floor plan and still differ by a hundred feet of run once you count the garage wing, the porch return and which elevation faces the street. Height and access do the rest. The same thing turns up across Hardin Valley, where lot width moves the number on identical plans.
We're on Turkey Creek. Can you light the storefront without losing a December Saturday?
Early morning or midweek, never on a peak retail day, and a long run gets phased across visits so nothing sits half-finished over a weekend. Same scheduling problem as the medical and campus frontages in Maryville. More on commercial and HOA lighting.
Permanent lighting starts around $3,000. What pushes a Farragut house above that?
Length, mostly. The starting figure covers a straightforward run, and Farragut elevations are longer and less broken than straightforward. Rear access on a walkout is the other one, because a lift that can't get down the side of the house changes the labor before it changes anything else. Both get settled at the consult, and the quote you get afterward is the number rather than an opening position.
